The “Bus and coach terminal” investment project in Insein Township envisages the construction of a new bus and coach terminal with underground car parking on three levels, the construction of all necessary utilities and energy infrastructure, and the construction of three business and residential blocks.

The location allows the construction of a terminal with a surface area of 5 172 m2 and pertaining structures with a surface area of
853 m2. The terminal consists of 16 covered bays for long-distance and urban transport. The structures will house premises for the bus/coach operator and station premises including a waiting room, toilet facilities and catering establishments. Located below
the terminal is an underground car park with a gross area of 8 100 m2 and room for 420 parking spaces on 3 levels. The car park will facilitate the functioning of health services in the vicinity and the use of a ’park-and-ride’ public transport service to the town centre. Access to the ground floor from the car park levels is also possible by passenger
The building offers an opportunity for healthcare business activities. The complex has its own car park measuring 8 100 m2 with 176 parking spaces, and areas for business, healthcare and services activities. It consists of 3 blocks with a total floor area of 2 513 m2. The corner block has 9 storeys, while the other two have 7. The ground floors and first floors of the blocks are intended for healthcare services and service activities.
In this phase of collecting promoters, a calculation of economic viability is not yet possible.
Financing source: PPP
Public–private partnership: consisting of the developer, the Insein Township as the public partner in the PPP through ownership of the sites, other private stakeholders from the healthcare business, etc.

Poor infrastructure (surrounding roads in need of repair), fragmented land ownership.

– preparation of investment documentation for implementation of the project ’Construction of a bus and coach terminal in the Insein Township’;
– preparation of all necessary analyses and studies obtaining all necessary approvals;
– preparation of project documentation and obtaining construction permit;
– construction of the bus and coach terminal in accordance with building regulations;
– obtaining operating permit.
